Inspections & Appraisals
The Process
Initial Agreement and Deposit
Every successful transaction starts with a strong agreement between you and the seller, and we're here to make sure that foundation is rock solid. A few things that help keep the process smooth and stress-free:
- Documentation matters. Every verbal agreement, counter-offer, and addendum should be captured in writing, and our team is ready to draft and provide copies to all parties so nothing gets lost in translation.
- Timelines matter too. You and the seller will work within an agreed schedule to move each stage of the closing forward with confidence.
The Closing Agent
Once both sides have reached agreement and signed on the dotted line, a title company or attorney steps in as your neutral closing agent, holding your deposit and safeguarding the transaction from start to finish. They dig into the property's full history to confirm the title is clear and that any new encumbrances are recorded properly before closing day. Every contingency in the Purchase Agreement needs to be satisfied before escrow can close, and we'll be with you every step of the way.
How to Hold Title
Deciding how to hold title is a bigger decision than it might seem, with real implications for ownership transfer, financing, and taxes. We believe this is a conversation best had with a trusted attorney or tax advisor, and we're happy to connect you with professionals in the area who can walk you through what fits your goals.
Inspections
As part of your Purchase Agreement contingencies, you'll schedule a licensed inspector to evaluate the property within the agreed timeframe. Inspectors are there to give you the full picture, flagging any issues that need attention. For added peace of mind, specialized inspectors, whether for roofing, plumbing, or other systems, can offer a closer look where it counts. Commercial buyers may also need an environmental audit or soil test to satisfy lender requirements. If something unexpected turns up, you have the right to renegotiate terms. Once everyone's satisfied, the contingencies come off and the deal moves forward.
Appraisals and Lending
Staying connected with your lender keeps things moving. If your purchase depends on financing, a licensed third-party appraiser will step in to confirm your investment holds up. These are professionals who understand value inside and out, from square footage to operating income to building costs, and their assessment protects you as much as it protects the lender. A quick check-in with your lender two weeks before closing helps make sure everything's on track for approval.
Association Approval
Some properties come with an added step: association approval. If that's the case for you, we'll help you gather every rule, regulation, and document the seller needs to provide. Your Purchase Agreement will outline the timeframe for submitting paperwork or scheduling appointments, and once you're approved, your closing agent takes the original approval letter and gets it recorded with the deed in the county records, so everything's official and in order.
Property Insurance
Protecting your investment starts with the right coverage. Basic property insurance shields you against fire, theft, and certain weather-related damage, and while not every state requires it, most lenders do. Whether you're moving in or renting the property out as an investment, we'll help make sure you have the right policy in place, homeowners insurance for your own home, landlord insurance for a property you're leasing to others, so you can move forward with confidence.

Tips For Buying

Don’t Max Out Your Budget
Just because you're approved for a certain amount doesn't mean you should spend it all. Leave room for closing costs, taxes, and the repairs or updates every home eventually needs.
Get To Know The Area
The right home is about more than four walls — make sure the neighborhood fits your life, from schools to shopping to everything in between.
Don’t Skip The Inspection
A thorough inspection is worth every penny. It uncovers what the eye can't see, giving you clarity and confidence in your decision.

Get Pre-Approved
Pre-approval tells sellers you mean business. It shows you're a serious, ready buyer — not just browsing.
Make a List of Deal Breakers
Know what you can live with and what you cannot live without and also those things that can be taken care of with a simple remodel. If you need a 4 bedroom home, don't buy one with 2 that requires a massive addition which can break your budget.
Look At The Age Of Appliances & Other Systems
Some of the most expensive features of a home are Appliances, HVAC, Hot Water Heater, Septic/Well, and Roof. You should pay attention to their age and whether they have required service. You may even be able to get the seller to add a home warranty.
Check For HOA/CDD Requirements
Many neighborhoods have HOAs or CDDs - be sure you know what the rules are for your neighborhood, and the fees associated with having an HOA or CDD. They are usually listed as annual fees.
