Moving In
Some celebrate with champagne, and some are just thankful to close the deal. However you mark the moment, a few final steps stand between you and the keys to your new home.
Final Walk-Through Inspection
Your final walk-through is your last opportunity to confirm everything is exactly as it should be before the home becomes yours. At this stage, every contingency in the Purchase Agreement should be satisfied, and the seller's belongings should be fully cleared from the property. This walk-through typically takes place the day before or the day of closing, and we're with you every step of the way to make sure nothing is overlooked.
Closing
Once you're confident in the walk-through, it's time to close. This is where trust and diligence come together. You, the seller, and the closing agent will review and sign the settlement agreement, a document that confirms every financial detail of the transaction is accurate and accounted for. You'll sign your loan documents and submit the balance of your down payment and closing costs to escrow. If you're bringing funds to the table, you have the choice of a certified bank check delivered to closing or an electronic wire transfer to the escrow account, whichever suits you best.
Once every signature is in place, the deed is recorded at the County Recorder's office, and the property is officially yours.
That's it. That's the deal, done right.

Tips For Buying

Don’t Max Out Your Budget
Just because you're approved for a certain amount doesn't mean you should spend it all. Leave room for closing costs, taxes, and the repairs or updates every home eventually needs.
Get To Know The Area
The right home is about more than four walls — make sure the neighborhood fits your life, from schools to shopping to everything in between.
Don’t Skip The Inspection
A thorough inspection is worth every penny. It uncovers what the eye can't see, giving you clarity and confidence in your decision.

Get Pre-Approved
Pre-approval tells sellers you mean business. It shows you're a serious, ready buyer — not just browsing.
Make a List of Deal Breakers
Know what you can live with and what you cannot live without and also those things that can be taken care of with a simple remodel. If you need a 4 bedroom home, don't buy one with 2 that requires a massive addition which can break your budget.
Look At The Age Of Appliances & Other Systems
Some of the most expensive features of a home are Appliances, HVAC, Hot Water Heater, Septic/Well, and Roof. You should pay attention to their age and whether they have required service. You may even be able to get the seller to add a home warranty.
Check For HOA/CDD Requirements
Many neighborhoods have HOAs or CDDs - be sure you know what the rules are for your neighborhood, and the fees associated with having an HOA or CDD. They are usually listed as annual fees.
