Inspections & Appraisals
At HARBOURDAVIS, we believe informed decisions lead to the best outcomes for everyone involved. Most buyers will have your property examined by a licensed property inspector to confirm that everything in the contract holds true. Inspection time frames are clearly laid out in the Purchase Agreement, and some buyers choose to bring in specialized inspectors for specific areas—roofing, plumbing, or HVAC systems, for example. We're here to guide you through every step.
If the buyer is securing a loan, a licensed appraiser will likely examine your property as well. Since the agreement is contingent upon financing, the lending institution will require confirmation that their investment aligns with your home's true value. A trusted third-party appraiser will be brought in to determine that value—and we'll be by your side throughout the process.
The Closing Agent
Either a title company or an attorney will serve as your closing agent, or escrow, whose role is to examine and insure clear title to your real estate. After a thorough review of your property's recorded history, they will certify that your title is free of encumbrances—leases, mortgages, or restrictions—by the date of closing, allowing for a seamless transfer of title to the buyer.

What Else You Should Know...
Contingencies
A contingency is a condition that must be satisfied before a contract becomes legally binding. Buyers typically include contingencies for home inspections or securing financing—and understanding these details protects your interests every step of the way.
Before completing the purchase of your property, the buyer will complete the following:
- Securing financing and insurance;
- Reviewing all pertinent documents, including preliminary title reports and disclosure documents; and
- Inspecting the property. Buyers have the right to pursue details on your property's condition through a wide range of inspections—roof, termite/pest, chimney/fireplace, property boundary survey, well, septic, pool/spa, arborist, mold, lead-based paint, HVAC, and more.
How do you respond objectively and fairly when a buyer demands renegotiation, all while protecting your best interests?
This is where a dedicated listing agent makes a real difference in the outcome of your transaction. Having guided countless property sales through every twist and turn, we bring unwavering expertise and total commitment to every client we serve—no matter the situation.
Loan Approval and Appraisal
We recommend working with buyers who hold a lender's pre-approval, approval letter, or written loan commitment—a far stronger guarantee than a simple pre-qualification or no documentation at all. Expect an appraiser from the lender's company to review your property and confirm that the sales price holds up. We're committed to making sure every step moves forward with confidence and clarity.
Tips For Selling

Give Your House a Deep Clean
First impressions mean everything. Before listing your home, give it a deep clean — toilets, surfaces, floors, rugs, bathrooms, all of it. Consider bringing in professionals to ensure your home shows in its very best condition.

Declutter The Home
A clutter-free home lets buyers focus on what matters: the home itself, not the mail piles, laundry, or everyday mess. Buyers want to picture their own belongings in your space, not navigate around yours. Decluttering and organizing goes a long way toward making that connection.
Call a Handyman
Take care of the small fixes before you list. When buyers walk into a well-maintained home, they walk in with confidence — and that peace of mind can make all the difference.
